Structural Depth

The proposed alternatvie design for 1919 Market Street is it use a two way concrete flat slab for gravity.   The lateral system will use shear walls which use the original configuration to perserve the existing elevator shafts and stair wells. 

The decision to use the two way flat slab was made based on cost and the systems overall depth. The two way slab can save costs on installation and removes any complications that accompany transportation of the precast elements of the current filigree slab system.

 

Construction Management Breadth

To further determine the feasibility of the alternate concrete system a cost comparison study will be performed. This cost comparison will analyze the differences in shoring and installation costs, along with overall material costs. A critical path schedule will also be found to determine the efficiency of the construction method as compared to the tentative construction schedule provided by LCOR. To quantify how successful the redesign is, the construction aspects (cost, duration, etc.) will each be weighted and combined to determine if the redesign is a reasonable design alternative.

 

Lighting Breadth

The primary use of 1919 Market Street is for residential condominiums.  Knowing this, there is a main entrance designated solely for the residents that leads through the residential lobby to the stairwell and elevators.  This space should provide a pleasant and welcoming atmosphere.  Currently, the space utilizes 2x4 fluorescent fixtures to light the space which is finished with painted gypsum board.  The current layout of lighting fixtures would provide a very generic appearance of the room without accenting any of the aspects of the room and it doesn’t utilize any of the natural daylight gained with the south facing façade. 

In order to study this the entire lobby area will be redesigned.  With this, new lighting design criteria will be determined and alternate fixtures will be chosen to provide a more warming atmosphere.  The goal of this is to improve overall quality of the space to be more alluring to the residents and to study the additional cost impact of utilizing and new lighting fixture with regard to initial cost and maintenance costs over the life of the fixture and building.
